Boys & Girls Club of Harlem
Residences at P.S. 186

A mixed-use, mixed-income restoration and gut renovation project in partnership with Monadnock Development and BGCH which includes an iconic 12,000 sq. ft. clubhouse for The Boys & Girls Club of Harlem along with 79 residential units of affordable housing financed with historic and low-income tax credits (LIHTC). The project was awarded the New York Landmarks Conservancy Lucy G. Moses Preservation Award in 2017.

East Tremont Apartments

A 6-story, 73-unit residential LIHTC building with a 3,000 sq. ft. community facility located on Washington Avenue in the Belmont section of the Bronx. Co-developed with Foxy Management and in partnership with the Neighborhood Association for Inter-Cultural Affairs (NAICA), apartments are available to low-income and formerly homeless families.

House No. 94
125 Metropolitan

In partnership with the Hudson Companies, House 94 is a mixed-use boutique development located in the Williamsburg neighborhood of Brooklyn. The property includes 75 residential units, twenty percent of which are set aside for low-income households as part of HPD’s Inclusionary Housing program, and over 15,000 sq. ft. of commercial space.

The Grand

The Grand is the first ground-up development of Thorobird Companies. The project consists of 138 units of affordable and supportive housing spread across three buildings in the Tremont section of the Bronx. The Grand offers design elements such as terraces and extra-large windows that are not typically found in affordable housing. Construction was completed in 2022, with financing from New York State HFA, New York City HPD, TD Bank, and Santander, with tax credit syndication from CREA LLC. GF55 served as architect. Supportive services are provided by ACMH, which maintains an office on site.

CLOTH Amsterdam

A collection of 58 gut-renovated residential rental units and 3,900 sf of commercial space across four buildings including 2110 and 2185 Amsterdam Avenue, 2488 Seventh Avenue, and 2794 Eighth Avenue in Manhattan’s Washington Heights neighborhood. In partnership with Community League of the Heights (CLOTH), the scope of work of the properties included replacement and modernization of building heating and hot water systems, renovations to all apartments including bathroom, kitchen, interior walls, and floors as well as electrical upgrades, upgrades to the buildings' common areas such as foyer and corridors, improved security, new windows and repair of exterior masonry and concrete. The $24 million cost of this project was financed with Low Income Housing Tax Credits (“LIHTC”), soft debt from HPD, and a long-term mortgage from the NYC public employee pension system (“NYCERS”). The tax credits are underwritten by Enterprise Community Partners, and sold to Sterling National Bank.

1188 Lofts

RCC is developer-owner of this historic, gut rehabilitation of the Jayson and Newfield buildings in the Downtown North neighborhood of Bridgeport, CT. This mixed-use development contains 104 affordable and market-rate residential units and over 8,000 sq. ft. of retail space.

Friendly Hands Apartments

A 7-story, 76-unit LIHTC property with a 3,700 sq. ft. community facility, located on East 118th Street in the East Harlem neighborhood of Manhattan. Co-developed with our partners at Foxy Management, apartments are available to low-income and formerly homeless families.

La Central

Two 100% affordable, mixed-use buildings in the Melrose neighborhood of the Bronx, in partnership with the Hudson Companies. Upon completion, La Central will consist of 992-units of affordable housing, 80,000 square feet of community facility space, 45,000 square feet of retail and a roof-mounted telescope to be controlled by the Bronx High School of Science. La Central participates in the NYSERDA Multifamily Performance Program and LEED for Homes.

The Peninsula

The Peninsula is the transformation of the former Spofford Youth Detention Facility into a vibrant, mixed-use campus in the Hunts Point neighborhood of the Bronx. In partnership with the Hudson Companies, Gilbane, and Mutual Housing Association of NY (MHANY), this mixed-use project includes affordable housing, light industrial space, commercial and community facility uses, as well as 52,000 square feet of publicly accessible open space.

552 Academy Street

The gut renovation of a 76-unit, low-income apartment building located in the Inwood neighborhood of Upper Manhattan. 552 Academy is in partnership with the Community League of the Heights (CLOTH), one of the city’s oldest community development organizations. Building improvements included installing an elevator into the former six-floor walk-up structure and creating a new green roof and garden with views across northern Manhattan to the Hudson River Palisades.

Glendale

A renovation of a 72-unit, rent-stabilized residential building located in the Glendale neighborhood of Queens. In partnership with Rockabill Development, this project was acquired as part of the Neighborhood Pillars program created by the New York City Dept. of Housing Preservation & Development (HPD). The Neighborhood Pillars program provides low-interest loans and tax exemptions to nonprofits and mission driven organizations to acquire and rehabilitate unregulated or rent stabilized housing for low to moderate-income households.

One Clinton

In partnership with the Hudson Companies, One Clinton is the condominium portion of the redevelopment of the Brooklyn Heights branch of the Brooklyn Public Library. The 38-story condominium tower is located in the Brooklyn Heights Historic District and feature a new state-of-the-art 26,650 square foot library branch, a retail space on Clinton Street occupied by the Brooklyn Roasting Company, and a 9,000 square foot STEM lab to be operated by the NYC Department of Education.

1921 Atlantic Avenue

A new construction of a 14-story mixed-used and mixed-income multifamily rental building located in the Bedford-Stuyvesant neighborhood of Brooklyn. Developed in partnership with Thorobird Companies and Dabar Development Partners, the building consists of 236 apartments ranging from studios to three-bedroom units, 13,491 square feet of ground floor commercial space, and 7,946 square feet of community facility space. The modern brick building with glass retail base features a recreation space as well as private outdoor terraces in certain units. The development is available to tenants of mixed-income, including populations with deep affordability needs from 16% of Area Median Income (“AMI”) to moderate income up to 77% AMI. The site is located on a brownfield site and the property will participate in NYC OER’s Brownfield Cleanup Program (“BCP”).

FAC - 6309 Fourth Avenue

An 84-unit senior citizen low-income housing development in the Sunset Park neighborhood of Brooklyn. In partnership with the Fifth Avenue Committee (FAC) who had been selected by the Metropolitan New York Synod (MNYS) to acquire and redevelop three properties, the development includes a newly constructed 9-story, 76-apartment mixed use building plus two 3-story townhomes that were renovated to create an additional 8 units for a total development of approx. 80,000 GSF. The project secured major financing from NYC HPD, NYC School Construction funds, and has a permanent loan commitment from CPC. The property will comply with Enterprise Green Communities standards, and will target a 15% energy savings through Energy Star appliances, LED lighting, triple-pane windows, and a variable-refrigerant flow HVAC system. On the ground floor, there will be space for senior services by a local provider, and five classrooms for a pre-K program, to be leased to the NYC Department of Education.
